Removing a Tenant

What happens when a tenant moves out and you remove them from a unit.

When a tenant moves out — lease ends, they break the lease, or you don't renew — you'll want to update your records.

Steps to handle a move-out

  1. Make sure the lease is ended or expired
  2. Resolve any outstanding charges (unpaid rent, damages, etc.)
  3. Handle the security deposit per your state's requirements
  4. Remove the tenant from the unit

What happens to their data

  • Payment history is preserved in your bookkeeping
  • Maintenance records remain for your reference
  • The unit becomes vacant and shows as available in your reports

Tips

  • Security deposit timeline — most states require you to return the deposit within 14-30 days. Know your state's rules.
  • Final walkthrough — document the unit condition before the tenant leaves and after they're gone
  • Leave the door open — the tenant keeps their Domara account and can be assigned to a new unit if they move to another one of your properties
